Surfing successfully on the development of the Tourism and Services sectors, the Maisons de Biarritz Group continues to differentiate itself from other market leaders, meeting the ever-increasing demands in terms of comfort and safety expressed by its French and European clients. By developing luxury leisure property projects with the emphasis on private accommodation, the Group has positioned itself in a market niche aimed at an elite clientele attracted by its products and bored by the standardised mass market projects on offer on the French market over the last 30 years. It is winning a sizeable market share in the 3 and 4-star segment.

At the heart of the global tourist market

The activities of the Maisons de Biarritz Group are concentrated on the lucrative tourist market, where France is currently the leading host country, receiving over 75 million tourists in 2004, ahead of Spain (52.4 millions) and the United States (40.4 millions).

Tourism is at the forefront of our national economy, representing 102.4 billion euros in tourist consumption (French: 59% - Foreigners: 41%) for 1.5 billion overnight stays (French: 65% - Foreigners: 35%). It should be said that the latest World Tourism Organisation figures confirm that tourism staged a spectacular recovery in 2004.
While Europe currently receives 400 million foreign visitors a year, the WTO predicts that tourist flows will triple internationally and double in Europe over the next twenty years.


The Specialist in up-market leisure property

Maisons de Biarritz positions itself as a hotel group that develops its infrastructures by selling them in the form of "leaseback property" to investors who remain owners and hand over the management of their property to the Group via a commercial lease.

Founded in 1990 on the initiative of Michel Dupey, the Maisons de Biarritz Group rapidly became a key player in the leisure property market, offering innovative programmes including: villas with private pools, chalets, houses with personal mooring pontoons, etc. In addition there are genuine “Resorts” offering accommodation and relaxation, fitness, leisure and business tourism facilities (Spa, golf, conference facilities).

Our concept is based on original products, integrated into a quality tourist environment and situated close to TGV stations or airports for easier access.

In 2004, the opening of the Domaine de Fayence - Resort & Spa (to be rated 4-star Tourist Residential complex) and the creation of its hotel management subsidiary Maisons de Biarritz - Exclusive Hotel Resorts, enabled the Group to demonstrate its expertise and add to its reputation on a European scale, thus reinforcing its image as a specialist.

Following on from this success, the Group has confirmed its up-market position, creating products listed as 3 or 4-star Tourist Residential or Hotel-style complexes with exclusive services (and a wide range of packages) on the French leisure property market.
From 2006, Maisons de Biarritz will be marketing its new concept of genuine, integrated tourist resorts.

Amongst the tourist industry professionals with whom the Maisons de Biarritz Group works, there is a strong demand for places and accommodation that are in tune with current major sociological and economic trends: spreading of holidays, larger number of short breaks, active holidays …
Our clients include individuals or groups, travel agents, tour operators, incoming agencies or companies specializing in events.

Today, products offered on the market have to satisfy client demands for:

- personalised services,
- facilities for all the family,
- private or collective accommodation units that combine privacy and conviviality,
- sites open all year round,
- flexibility in terms of the length of stays, for weekends, mid-weeks and short stays.

These criteria are all incorporated into the design of our products to ensure that they are commercially successful and financially profitable.

Remarkably flexible choices

A variety of stay options are available to maximise sales. They are flexible in terms of time (week, short break, weekend) and leave the client free to choose "All-inclusive" or "à la carte" services or even a fully personalised service.

Three stay options are currently offered:

- Rental: rates do not include the hire of linen, or cleaning at the end of the stay. This allows us to promote an attractive accommodation price.

- Comfort: beds made on arrival, linen, cleaning mid-week and at the end of the week…

- Hotel Night: like a hotel, it's the ideal option for short stays with no restrictions (toiletries and bathrobes in the bathrooms; house cleaning and fresh towel set every day...)

These offers are supplemented by a varied range of innovative services available as an option: VIP gifts, refrigerator filled on arrival, logs and kindling for the fire, baguette and Frenchs buns delivered in the mornings; pets welcome with the supply of a blanket and two feeding bowls, etc.
There is also a choice of special services in the form of "theme packages", according to the season and special target groups, and appropriate to the needs of the various clients.


Working towards sustainable development

Town Halls, Departmental and Regional councils as well as private developers are all equally pleased to welcome property and tourist projects that follow a policy of sustainable development as they promote their image.

These projects have a large number of knock-on effects:

- Creating direct and indirect employment,
- Providing extra tax income through the collection of business and holiday taxes,
