The Maisons de Biarritz Group always gives priority to appearance
and construction quality for its villas, private chalets and village
houses. The architecture is inspired by the regional style to fit
perfectly into the local landscape and sustainably preserve the

including the furniture, which takes its lines and colours from

Tax optimisation
|
|
By buying through
a leaseback scheme, private investors are the owners of the properties
and the Maisons de Biarritz Group manages the rental operation via
9 or 11-year commercial leases that may be renewed for 3, 6 or 9
years. For the investor, this acquisition falls within a tax and
legislative framework designed for tourist residences and hotel-style
accommodation. The tax systems giving rise to tax exemptions are
mainly the status of "Loueur en Meublé Professionnel"
(LMP) and the status of "Loueur en Meublé Non Professionnel"
(LMNP) [Non-Professional Hirer of Furnished Accommodation]. In addition
to significant tax exemptions according to the buyer's tax profile,
the purchase price is immediately significantly reduced, as VAT
at the rate of 19.6%, is recovered on the investment. This reduction
becomes finally established after 20 years.

Financial guarantees
|
|
As the rental
operation and hotel management are overseen by the Group subsidiary
Maisons de Biarritz - Exclusive Hotel Resorts, the investor benefits
from a full range of services and a guaranteed financial profitability
backed up by the Group. In signing the commercial lease, the subsidiary
undertakes to pay the investor a quarterly rental by bank transfer,
guaranteed annually, for a minimum of 9 or 11 years and, if he chooses,
extendable over 3, 6 or 9 years.

Freedom of use for the owner
|
|
- These property
rental management services relieve the investor owner from all the
constraints linked to the maintenance and rental of his holiday
home. Year-round, 24-hour surveillance, maintenance and even pool
and grounds maintenance are all taken care of.
- Owners can also choose to spend their holidays in their second
home and
stays with friends and family throughout the year. These periods
of personal occupation may be changed from year to year. During
their stays, owners can enjoy hotel-style services such as cleaning,
provision of sheets and towels, room service, provision of staff,
etc., at preferential rates, depending on the clauses set out in
the commercial lease. Owners also have a private place in which
to store their personal items when they are not staying at the property.
- Owners Privilege Card: membership of the Maisons de Biarritz
Group means that owners can enjoy preferential rates at all Group
establishments. The Owner Privilege Card gives owners the right
to discounts on public rates at the Group's various establishments,
depending on the season, and to various advantages for sponsoring
new clients.
