A strong brand with a well-established reputation

The Maisons de Biarritz Group's success is based on an innovative investment concept involving an expert knowledge of three business sectors:

- Property development: building properties intended for rental or hotel management, meeting today's highest demands for quality and comfort.

- Leisure property marketing in a financial and tax environment favourable to the buyer. We already provide this marketing in most European countries.

- Rental management services for these properties: renting them out for holidays, short stays, weekends and business stays, with hotel services.

These complementary skills are represented by 3 separate companies within the Group.

The integration of these 3 business sectors and the skills developed within the Maisons de Biarritz Group are major assets that enable the Group to market an all-round investment concept, controlled in terms of quality and financially profitable. Its expertise means that it can now diversify its products and continue to develop in France and further afield, where there is currently a demand for high-quality accommodation products.


Property development and construction

Property is the cornerstone of internal development, driving the Group's tourist activities. It offers the guarantee of consistent product quality. Projects are designed in collaboration with the Group's tourism and property staff to ensure that investors are offered an attractive investment and tourist clients' expectations are met.
The "Enjoy your property" investment concept offered by Maisons de Biarritz - Développement Immobilier is based on a policy of rigorous site selection and particular attention to construction quality.

Elegance and respect for tradition

Designed by great architects and well-known designers, its projects are built to last. The Group mainly develops private accommodation products - villas, chalets and cottages which are fully equipped, from dishwasher to DVD player, and are tastefully furnished.
To satisfy the requirements of a diverse clientele, the Group takes great pains to offer on-site amenities such as a restaurant, children's club, spa, sports areas and meeting rooms …
The Group is also keen to label its developments and to make them better known, especially in the field of well-being and fitness, and has registered the "Spa Aquaroma" trademark, which will eventually be established in its various property developments.


Property marketing

The Group's strategy consists of not remaining the owner of the properties that it has built, but on offering them to private investors while continuing to oversee the rental operation. This method of financing the buildings through private individuals makes it possible for the investor to take full advantage of the tax deductions attached to furnished rentals (professional hirer of furnished accommodation - LMP -, non-professional hirer of furnished accommodation - LMNP-, recovery of VAT, various deductions according to the chosen legal and tax system).

Above and beyond the sale of property products, the know-how developed by the Maisons de Biarritz Group means that Maisons de Biarritz - Conseil Loisirs Patrimoine can provide private investors with a full range of tax, legal and asset management advice. Our permanent tax and property monitoring unit means that our investment products are in line with the laws and provisions introduced by the French government and the European Union: VAT recovery, income tax reductions, optimised finance, etc. This is the subsidiary that provides investors with the finance and accounting information they need.
Finally, property re-sales form an integral part of the services provided by the Group's property sales division. The transaction is carried out at the request of owners who wish to take advantage of our efficient sales network, and is formalised by a sales mandate.


Effective partners

Our properties are sold via a direct sales network and by a network of specialist external partners (banks, asset managers, estate agents, etc.) spread throughout France and other European countries, such as Ireland, England and the Netherlands. We also have representatives in Asia and the Middle East to broaden special links with an expatriate French clientele.
The Group's Back Office (sales administration services) is there to help them in their dealings with clients and monitor their project.


     

Hotel operation and management

The Maisons de Biarritz Group has incorporated hotel management into its activities since 2002, and in October 2003 created a subsidiary, Maisons de Biarritz - Exclusive Hotel Resorts with the aim of controlling the entire activity chain and offering its clients a packaged investment product. The subsidiary's work involves offering a variety of destinations, ideal for relaxing alone, with family or friends, or for working during a company seminar.

The staff:
Professionals from the world of hotels, tourism and leisure, who have worked in the major tourist development groups in the sector.

Their tasks:
- To manage investors' assets and deal with all the reception, hosting, maintenance and surveillance services in our establishments.
- To operate the residential complexes and make them a success in tourism terms.

Marketing strategy:
All sales are managed by an 'integrated' Central Unit, which deals with reservations for all sites via a computerised hotel management system and its various modules: reception - sales - Group and Seminar administration.

- An international distribution network via major tour operators and travel agents, including Thomas Cook, Traveland Resort, Jet Air, Lagrange Sélection Prestige, French Life, Caractère, Locatour, Brittany Ferries, Abbey Travel, Nouvelles Frontières… and in various European countries (Belgium, France, Great Britain, Germany, the Netherlands, Ireland, Sweden, Poland, Russia, etc.).
- Direct sales via a website specially designed for the purpose, direct marketing operations (mailshots and e-mails) to 30,000 clients / prospects on the Maisons de Biarritz Group file, supported by media advertising (advertising campaigns carried out in specialist media, trade guides and the general press).

- Participation in trade shows in France and abroad (Grand Sud, ILTM in Cannes, EIBTM Barcelona, Bedouk... ).

- Press relations and press trips provided by an agency specialising in the French market and various European countries.

- Partnership with institutions (Regional Tourist Authorities, Departmental Tourist Authorities, Tourist Offices, local information centres).
